《民法典》第七百四十六条至七百五十三条规定了融资租赁合同的基本原则、当事人权利义务以及争议解决等内容。其中,第七百四十八条明确规定:“承租人应当按照约定支付租金。承租人在合理期限内经催告仍不履行支付租金义务的,出租人可以要求支付全部未付租金,也可以解除合同。”这一规定体现了融资租赁合同的双务性特点,即双方都有义务按照合同约定履行自己的责任。同时,也赋予了出租人一定的选择权,可以在特定情况下采取更严厉的手段维护自身权益。

In order to regulate the market order of financial leasing, protect the legitimate rights and interests of all parties, our country has successively promulgated a series of laws and regulations and policy documents, including adjustments and improvements to the rules on the payment of rents in financing lease contracts. I. The provisions on the payment of rental fees under finance leases in Civil Code
Effective from January 1st, 2021, "Civil Code of the People's Republic of China" (hereinafter referred to as "Civil Code") is the first law named after codex issued by New China since its establishment more than 70 years ago. It systematically integrates civil legal norms formed through long-term practical exploration over the past 70 plus years, draws upon the excellent culture of Chinese traditional law spanning more than 5,000 years, and learns from the beneficial achievements of human civilization in the construction of rule of law. It is a code that embodies the socialist nature of our country, meets the interests and wishes of the people, and conforms to the requirements of social and economic development at this stage.
Articles 746 to 753 of "Civil Code" stipulate basic principles, rights and obligations of parties involved, as well as dispute resolution regarding finance lease contracts. Among them, Article 748 explicitly states: "Lessee shall pay rent according to contractual agreement. If lessee fails to perform his/her obligation of paying due rents within a reasonable period after being urged repeatedly, lessor may require him/her to pay all outstanding rents or terminate the contract." This provision reflects the bilateral nature of finance lease contracts where both parties have obligations to fulfill based on contractual agreements; it also grants certain options to lessors enabling them to take stricter measures when necessary to safeguard their own interests under specified circumstances.
